Valencia is now firmly on the tourist map. This analysis looks at the impacts of touristification at neighbourhood level

This article analyses the urban and social transformation of Valencia in the context of its integration into mass tourism circuits. A multivariable quantitative and spatial methodology is employed, integrating official data from the INE (2019–2025) and big data to evaluate the impact of this transition. The results confirm the consolidation of a ‘tourist hotspot’ forming a continuous corridor between the historic city centre, the City of Arts and Sciences, and the Marina and northern beaches. This “Golden triangle” is an area of maximum pressure, where accommodation has become a permanent feature of the urban landscape, with various implications. The study demonstrates how aesthetic revaluation and photographic densification on Flickr act as leading indicators of touristification, preceding the shift of pressure towards the city’s periphery. This dynamic operates as a vector of gentrification, altering the residential market with price escalation that segments the city by income and nationality. This forces the displacement of young households and alters generational succession. In conclusion, the current model of temporary residence and functional specialisation of various neighbourhoods endangers the social cohesion of the established city. This transforms the right to housing into a global consumer asset and brings about social and economic changes that affect the entire city to a greater or lesser degree.
